How much does Home Staging cost – and is it really worth it?
This article explains typical home staging costs for occupied and empty properties in Luxembourg and the Greater Region, who usually pays for the service, and gives simple examples showing how a relatively small staging budget can lead to a faster sale, smaller discounts and a clear financial return.

When owners or estate agents hear about home staging, the first reaction is often:
“Nice idea, but how much does it cost – and does it really pay off?”
Here is a clear, simple overview, based on what is realistic for our market.
1. Typical home staging costs
The price depends mainly on two things:
is the property occupied or empty?
how many rooms are going to be staged?
For occupied homes, a professional staging project often costs between about 0.3% and 0.8% of the asking price, depending on how many rooms are included and how much work is needed.
On a €950,000 flat, for example, that represents roughly €3,500–€4,000.
For vacant or newly built homes, where full furniture rental is required, the overall budget is usually higher, typically around 0.5–0.8% of the asking price.
2. Who usually pays?
In practice, you’ll see three common models:
Seller pays directly
The owner pays the home stager and considers it part of the cost of selling well.
Agent and seller share the cost
They agree to split the invoice because both sides benefit from a faster, cleaner sale.
Agent includes staging in their service
The agent absorbs the cost (fully or partly) and includes staging as a “signature” of their marketing.
What matters is that the roles are clear from the start: who pays what, and what exactly is included.
3. What do you get in return?
The point of staging is not to spend money on décor for fun. It is to improve three key things:
Time on market – staged homes tend to sell faster because they attract more clicks and more serious visits.
Final sale price – even a small improvement (for example, getting 98% of asking instead of 94–95%) makes a big difference at Luxembourg price levels.
Negotiation – a well-presented home looks cared for, so buyers feel less justified in asking for large discounts “because everything needs to be redone”.
4. So, is it worth it?
In Luxembourg and the Greater Region, each percentage point on the price represents thousands of euros.
If staging costs around 0.3–0.6% for an occupied home and 0.5–0.8% for a vacant one, it does not need to work miracles to pay for itself:
a slightly higher final price,
a smaller discount during negotiation,
or a few months less of mortgage and charges.
When it is done intelligently, with a clear budget and a clear target buyer, home staging is not a luxury extra. It is a practical investment to sell faster, in better conditions, and often with more money left at the end.
